The Onboarding Process

We start with a free in-person or over-the-phone consultation. In-person, in addition to explaining our services, we'll tour your home and assess its rental potential. If you're new to short-term rentals, we'll walk you through the steps of getting your property listed and compliant.

PROFESSIONAL PHOTOGRAPHY
It's important to showcase your property looking its best. Once your home is picture-ready, our professional photographers will capture the beauty and uniqueness of your space, ensuring your property shines in every listing.

During your property's walkthrough, we determine any need for a design upgrade. We assess location, specs, condition, comfort, and unique traits to determine your home's value and rentability. We present our findings and brainstorm a budget and goals for your property aesthetic. If interested, we'll connect you with our Design Team, who will present options to improve your rental.

LISTING MANAGEMENT
To ensure your property reaches its booking potential, we will list it on several different rental booking sites. From Airbnb to VRBO to Misterbnb, we expertly manage your listings to maximize exposure and bookings.

PERSONALIZED WELCOME BOOK & PACKAGE
Every property has its own uniqueness and charm. We create unforgettable experiences for your guests with customized welcome books and packages, giving them a unique stay that highlights the best your home has to offer.

A huge part of guest satisfaction is taking care of issues that may arise during their stay. For general issues, like trouble with the WiFi, our concierge service is available daily for your guests from 8am-7pm. For emergencies after hours, like getting locked out, we have a 24/7 emergency line that your guests can access.
GUEST SCREENING & BOOKING MANAGEMENT
We handle all aspects of guest management and booking, from pre-screening all potential guests to updating and maintaining your home's calendar availability.

Our dedicated team offers round-the-clock maintenance services. Whether it's a clogged toilet or an issue with hot water, we ensure your property is always in top condition for guests' comfort and satisfaction.


A successful rental should always be booking-ready. Our professional cleaners will thoroughly clean your home after each guest rental, ensuring the property is pristine for every new arrival.

Taking care of a home requires routine maintenance. In addition to conducting inspections of your property each time a guest leaves, our maintenance team will regularly come in and fix any wear-and-tear for the property.

Keeping your house continually stocked can be a hassle with so many guests using your home. We ensure your home is always stocked with essential items such as toilet paper, paper towels, and cleaning supplies.
Vibrant, healthy plants are essential to the ambiance of every great home. Our team will regularly water and care for your houseplants to keep them lush, vibrant, and thriving.

HOW DOES HOSTED WORK?
It starts with an in-person consultation or call with our team. We will identify your goals and assess your home’s rental potential. Once you've signed our management agreement, our maintenance team will complete any repairs and upgrades needed for the property. Should you choose, our design team will also turn your space into a sleek and modern home. Once your home is guest-ready, we will handle the entire rental process from pre-screening guests before bookings to inspecting and cleaning the property after they check out.
WHAT PLATFORMS WILL YOU LIST MY PROPERTY ON?Â
We list our properties on the largest platforms within the short-term rental market. These platforms are Airbnb and VRBO. Listing your property on multiple platforms will maximize its rental potential and profit.
DOES HOSTED MANAGE PROPERTIES IN MY AREA?
Hosted currently manages properties in Los Angeles County, as well as the
following cities in Southern California: Placentia, San Diego, Santa Ana, Santa Paula, Stanton, Thousand Oaks, and Ventura.
WHAT PERCENTAGE FEE DOES
HOSTED TAKE?
Hosted takes a 20% fee of your rental’s gross profit per month. We do not add any hidden or additional fees to that percentage.
DO I HAVE TO SIGN A LONG-TERM CONTRACT WITH YOU TO MANAGE MY PROPERTY?Â
We pride ourselves on the relationships we build with our clients. Part of building that trust is not making our clients feel trapped in long-term contracts. If at any point you wish to end our management agreement, we do ask that you give us a 60-day notice. During those 60 days, we will honor any reservations already made.
HOW OFTEN DO YOU CONDUCT PROPERTY INSPECTIONS?
At Hosted, maintaining the quality of your home is one of our top priorities. We conduct a thorough inspection of both the interior and exterior of your property after every guest stay.
